Case Study: Transition to Operations - Collins Arch, 447 Collins Street

 
 

Buildings are becoming smarter with data being generated across a number of systems that can be used to provide actionable insights. As these buildings becomes more complex, the transition from construction to operations becomes even more difficult with the knowledge accumulated by construction/project teams demobilising from site.


Compounded with limited time to identify defects issues, the ability for the operational team and on-going maintenance contractors to make use of the building data to identify and resolve issues in a timely manner becomes key.

Virtual Buildings Information System (VBIS) has been pleased to provide a solution to this challenge at Collins Arch - the iconic, multi award winning development at 447 Collins Street Melbourne.

Completed in 2020 for owners Cbus Property and ISPT, the mixed-use development at Collins Arch contains a unique blend of commercial, residential, hotel and retail.

JLL, who manage the commercial office spaces, common areas and key logistical elements on behalf of the owners, have been able to use the VBIS solution to link disparate systems together to reduce the time and effort it takes to locate and resolve issues, improving the overall building transition process.

The VBIS Solution

With the building transitioning from construction phase to operation phase, the Facility Team from JLL were interested in a simple approach to form a digital pathway utilising the VBIS Standard.

The ease at which VBIS was able to be implemented and adopted for use within existing systems meant the facility team was able utilise pre-deployed infrastructure to achieve a greater outcome.

To assist the Facility Team with graphical access to data in the operation of the building, VBIS first provided a realistic 3D point cloud capture of key plantrooms. Asset information from various sources was standardised utilising the VBIS classifications with the VBIS Tag applied as metatags for digital identification.

Through the VBIS Standard, data is linked through the assets in the plantroom model to contractor service portals and equipment analytics software. This enables the operators to identify and monitor potential issues, view where the asset is located, review any recent service requests/ baseline data and provide a co-ordinated timely response on or off site.

As the facility continues to operate and collect more information on assets, assets classfied using VBIS will provide the correct level of granularity to enable performance and risk reviews asset type, enabing a hollistic view of asset performance based on asset type which can ultimtely be viewed across the porfolio
